You should really take a look at "Steam Plant Square" in Spokane, Washington. An entire steam plant redesigned to house businesses in its rafters and a restaurant on the main floor. Nearly all of the original equipment is in place, just shined up. The original boiler room is one of the banquet rooms, with all of the pipes and brickwork as it was originally.
